Describe the property being offered

Write down the legal property type as you understand it and identify spaces whose status needs verification. Separate the main living area from unfinished basements, detached buildings, and converted rooms. Note shared drives, difficult parking, occupied spaces, and access limits so the buyer can plan a realistic review. Public records, physical condition, title, and permit history answer different questions; none should be used alone to resolve all the others.

Compare the same version of the house

Ask a local agent for listing advice on the current house as well as any proposed improved version. If preparation requires moving out, storing belongings, obtaining records, or coordinating access, include those costs and time. Ask a cash buyer what condition and occupancy assumptions support the amount and which checks remain. Review the allocation of expenses and estimated net proceeds, rather than comparing an as-is offer with the asking price of a fully remodeled property.
